Where Campus Meets the City: Designing for Connection at Peer on 7th

Student housing is changing. Today’s residents, whether they’re undergrads, grad students, or young professionals, are looking for more than just proximity to campus. They want comfort, connection, and a place that supports both their personal lives and academic goals.

Peer on 7th was designed to deliver just that.

Located just steps from The Ohio State University and within walking distance of the Short North Arts District, this six-story, 125-unit development offers 200 fully furnished beds across a mix of studio, 1-, 2-, and 3-bedroom apartments. From the beginning, our design intent was clear: create a space that balances privacy and community, functionality and experience. A full suite of amenities supports that vision. A rooftop terrace, courtyard with firepits, fitness center, and study lounge offer touchpoints for connection, wellness, and productivity. These shared spaces bring residents together while giving them the room to thrive on their own terms.

What truly sets Peer on 7th apart is its integration into the city. The building’s massing responds to the scale of the neighborhood, and its pedestrian-friendly design helps activate the surrounding streetscape. Inside, the finishes and amenity layouts reflect the pace and energy of student life while creating a sense of home.

As the design architect, Cline provided architecture, interior design, and landscape architecture services. The result is a purpose-built, right-sized development that adds thoughtful density to Columbus’ University District.

Peer on 7th was honored with the 2025 Student Housing Business Innovator Award for Best Architecture & Design in the under-400-bed category. The award, presented at the 15th Annual Innovator Awards in Austin, Texas, celebrates exceptional student-focused design.

Developed by Peerless Development in collaboration with Argosy Real Estate Partners and Elford, Inc., the project set a new standard for student housing. Cline and Korda/Nemeth Engineering worked closely to create a cohesive living environment that feels grounded in place while raising expectations.
