Home to Cline’s Austin office, 4000 Medical Parkway reimagines a 1971, two-story office building as a light-filled creative studio environment with Class A finishes, abundant parking, and an outdoor amenity garden.

Preserving the existing slab, walls, and roof structure, the adaptive reuse project introduces expansive glazing, new skylights, and a high-performance thermo-spruce façade that brings a contemporary identity to the building while honoring its history.
Natural light shaped the design from the earliest stages. Expansive windows and new skylights draw daylight deep into the workplace, reducing reliance on artificial lighting while creating bright, comfortable environments that support well-being throughout the day.
Beyond the building, shaded outdoor spaces provide opportunities for gathering, reflection, and respite, reinforcing a connection to nature and supporting everyday moments of restoration.
