Built to Belong: Creating Communities Through Affordable Housing

Affordable housing is one of the biggest challenges facing growing cities today. Between limited land, rising costs, and outdated perceptions, creating high-quality homes that are accessible to all is no small task. We believe great design plays a vital role in closing that gap, not just by providing housing, but by shaping communities where people can live with dignity, connection, and purpose.
We’re proud to highlight three recent projects that reflect this approach: Willard Street Apartments, Ashton Place, and Milner Commons. Each one brings affordable housing to life in a way that is thoughtful, inclusive, and rooted in the needs of the community.
In downtown Durham, Willard Street Apartments marked the beginning of a two-phase effort to bring affordable housing to a high-demand, transit-connected site. In partnership with DHIC, Self-Help Ventures Fund, and the City of Durham, this development introduced 82 affordable units for residents earning between 30 and 60 percent of the area median income. The building also includes space for Local Start Dental, a free and low-cost clinic that provides essential healthcare to residents who might otherwise go without.

Next door, Ashton Place continues that vision with 51 affordable homes for seniors aged 55 and up. Residents have access to a range of amenities including a fitness room, computer center, indoor and outdoor gathering areas, and complimentary WiFi. Every detail supports independence and well-being in a walkable, connected environment.

In Raleigh, Milner Commons transforms the site of a former church into a 156-unit senior community developed in partnership with DHIC, Kintura, and the Presbytery of New Hope. Designed for individuals earning at or below 60 percent of the area median income, this two-building development features screened-in porches, a gazebo, a multi-purpose room, and direct access to the future New Bern Avenue Bus Rapid Transit Corridor. Every element was planned with care, comfort, and accessibility in mind.

At Cline, we believe affordable housing should never be an afterthought. These communities reflect what is possible when mission-driven partners come together with a shared goal to create spaces that serve people first.
Because when housing is built to belong, it does more than meet a need. It helps people feel at home.
